From Accepted Offer to Closing in Illinois
Accepting an offer is an important milestone, but several coordinated steps still need to happen before the sale is complete.
Exact timing and responsibilities depend on the contract, attorneys, lender, and title company. Here is the general path many Illinois sellers can expect.
Attorney review and earnest money
The attorneys review the contract, address legal terms, and communicate any proposed modifications. The buyer delivers earnest money according to the contract.
During this period, I help keep information moving between the agents and attorneys and make sure upcoming deadlines remain visible.
Inspection and related negotiations
If the contract includes an inspection, the buyer schedules it within the agreed timeframe. Any formal inspection issues are handled through attorney review.
I help coordinate access, clarify factual questions, gather documentation or estimates when appropriate, and keep the conversation focused on the contract and the seller’s goals.
Appraisal and financing
When the buyer is financing the purchase, the lender may order an appraisal. The appraiser develops an independent opinion of value for the lender.
At the same time, the buyer’s loan moves through underwriting. I remain in contact with the buyer’s agent and other parties for appropriate status updates while protecting confidential financial information.
Title work and final figures
The attorneys and title professionals prepare the documents required to transfer ownership, address title matters, obtain payoff information, and calculate final credits and expenses.
Before closing, the seller receives a settlement statement showing the sale price, mortgage payoff, taxes, commissions, credits, fees, and estimated proceeds.
Preparing the home
Unless the contract states otherwise, the home should be emptied, clean, and ready for possession. Sellers should:
- Complete agreed repairs and provide receipts
- Remove personal belongings
- Gather keys, remotes, codes, manuals, and warranties
- Confirm moving and utility arrangements
- Leave agreed fixtures and personal property in place
Final walkthrough
The buyer usually conducts a final walkthrough shortly before closing. This is not a new inspection. It is an opportunity to confirm that the property is in the expected condition, agreed items remain, and negotiated work has been completed.
Closing and proceeds
The seller signs the documents necessary to transfer ownership. Once the transaction is funded and all closing requirements are met, proceeds are distributed according to the title company’s instructions.
Real estate wire fraud is a serious risk. Never trust unexpected wiring instructions received by email or text. Verify all instructions directly with the title company using a known phone number.
Representation through the finish line
