Making a strong offer
You found the one. Now we put together an offer that's competitive, protects you, and fits your budget.
Beyond the price
What sellers look at in every offer
- Offer price
- Earnest money
- Financing
- Contingencies
- Closing date
- Flexibility
My approach
How I help you write it
- We look at what similar homes actually sold for.
- I call the listing agent to learn what matters most to the seller.
- We decide how to compete without overpaying.
- You approve every number before anything is sent.
The strongest offer isn't always the highest one. It's the one the seller trusts will close.
Good to know
Common offer questions
What is earnest money?
It's a deposit you make after your offer is accepted to show you're serious. It's held in escrow and goes toward your purchase at closing.
What if there are multiple offers?
I'll tell you honestly what I'm hearing and help you decide how to stand out, whether that's price, terms, timing, or flexibility. Sometimes the best move is knowing when to walk away.
What are contingencies?
They're the conditions that protect you, like your financing, the inspection, the appraisal, or selling your current home. Fewer contingencies can make an offer stronger, but we'll never drop one without talking through the risk.
Can I offer under list price?
Sometimes, yes. It depends on how long the home has been on the market, its condition, and what similar homes sold for. I'll give you a straight answer for each house.
Once it's accepted
What happens next
Attorney review
Your attorney and the seller's attorney review the contract and can suggest changes.
Inspection period
Your home inspection happens now, and we decide whether to ask for repairs or credits.
Appraisal and loan
Your lender orders the appraisal and finishes your loan approval.
